  • Yes. A security deposit ranging from $250 up to one month’s rent is required.

  • Utilities are not included in the monthly rent. Trash, pest control, and Wi-Fi are billed separately. Water and sewer are also billed through a third-party provider and added to your resident account. There is no gas service at the community.

  • Swell by Soltura offers lease terms ranging from 12 to 18 months. Please contact the leasing office for current availability and options.

  • Swell by Soltura is a pet-friendly community with breed and weight restrictions. A one-time pet fee and monthly pet rent apply. Please contact the leasing office for full details.

  • Tours can be scheduled online through the property website or by contacting the leasing office directly. Walk-in tours are also welcome during office hours.

  • Yes. On-site maintenance is available during office hours to complete standard service requests and 24/7 for maintenance emergencies.

  • For urgent maintenance issues, contact the leasing office or follow the after-hours emergency prompt. For life-threatening emergencies, please call 911.

  • Rent is due on the first of each month and is paid through the resident online portal.

  • Yes. Renters insurance is required for all residents. You may enroll in the community’s program or provide your own coverage.

  • Each home has a designated mailbox, and packages are delivered directly to your door or to secure parcel lockers.

  • Yes. Surface parking, covered parking, and detached garages are available. Garages are included with select townhomes.

  • Yes. Designated guest parking areas are available throughout the community.
